Roofing FAQs

Common Roofing Questions, Answered Plainly

A roof is one of the biggest investments your home will ever need — and the questions around it can get complicated quickly.

These are the questions Oklahoma homeowners ask us most often, answered the same way we’d answer them at the kitchen table. Practical guidance, not a sales pitch.

Roofing Basics

What's the difference between architectural and Class 4 impact-resistant shingles?

Architectural (dimensional) shingles are the standard. They carry long manufacturer ratings but in Oklahoma’s climate typically last 8–10 years of real functional life. Impact-resistant shingles are engineered to take hail without fracturing — they last around 12–15 years in Oklahoma conditions and qualify homeowners for insurance premium discounts. For most Oklahoma replacements, 5Coat recommends going impact-resistant.

How long do roof shingles last?

In Oklahoma’s storm climate, standard architectural shingles typically last 8–10 years, or 12–15 years if your home is spared from severe hail and wind events. Impact-resistant shingles last significantly longer.

What is roof flashing?

Flashing is the metal — usually galvanized steel or aluminum — installed around chimneys, vents, and valleys to direct water away from joints. Proper flashing is essential for preventing leaks where the roof meets vertical surfaces. 5Coat replaces all flashing during a full installation.

What causes roof leaks?

Most leaks come from damaged shingles, cracked flashing, clogged gutters, or compromised seals around vents and pipes. Oklahoma’s extreme weather often breaks adhesive seals, leading to moisture intrusion that worsens over time.

What is roof decking?

Roof decking is the structural foundation of wood boards that supports your entire roofing system. 5Coat tears every replacement down to the deck so we can inspect for rot, mold, or structural damage. Replacing compromised decking ensures your new shingles have a solid foundation.

How do gutters affect roof lifespan?

Gutters direct water away from your roof edge and foundation. Clogged gutters cause water to back up, rotting fascia boards and seeping under shingles. Proper gutter maintenance protects both the roof and the foundation.

Does a new roof increase home value?

Yes. A high-quality roof replacement can recoup 60–70% of its cost in resale value. Beyond curb appeal, a new roof builds buyer confidence through documented structural integrity and transferable warranties.

Repair vs Replacement

How do I know if I need a repair or a full replacement?

It depends on how much of the roof has real damage and how much life it has left. As a general guide, the industry’s 30% Rule says once functional damage passes about a third of the roof, a full replacement is usually the smarter long-term investment. But every situation is different — and not every homeowner is in a position to replace right now. Bryan reviews the inspection data with you, lays out your options honestly, and helps you land on the best path for your home and your budget — with photos to back up the recommendation, never a sales pitch.

Can I repair just part of my roof?

Often, yes. If the damage is isolated and the rest of the roof still has meaningful life left, a targeted repair can be the right call — and we’ll always give you that option when it makes sense. A few things matter: matching the existing material for appearance and warranty, and being realistic about a roof that’s near the end of its life, where a repair may be money better saved toward replacement. Whatever your situation, Bryan gives you the honest best option — not the most expensive one.

What's included in a full roof replacement?

A 5Coat replacement includes: complete tear-off to the deck, full deck inspection and board repair, leak barrier, synthetic underlayment, proper ventilation, architectural or impact-resistant shingles, new ridge cap and all flashing, a magnetic nail sweep and full cleanup, and a final walkthrough with Bryan before the crew leaves. You receive a 10-year workmanship warranty (backed by GAF) plus the GAF Silver Pledge — a 50-year non-prorated material warranty covering the full roofing system.

How long does a roof replacement take?

Most residential replacements in the OKC metro are completed in 1–2 days. Larger or more complex roofs may take 2–3 days. 5Coat targets a 21-day project completion timeline from approval — meaning from signed contract to finished installation.

What does a roof replacement cost in Oklahoma?

A standard replacement in the OKC metro generally runs $8,000–$13,000 for architectural shingles, depending on size, pitch, and complexity. Impact-resistant systems run higher — typically $12,000–$17,000+ — but often recover much of that cost through insurance premium discounts of 15–25%. Schedule a free inspection with Bryan for a real number on your home — no pressure.

Does 5Coat offer payment options?

Yes. Bryan can walk through financing options for projects that fall outside your insurance coverage or for improvements beyond the insurance scope. Ask during your inspection consultation.

The 5Coat Process

What does a 5Coat inspection actually include?

Every 5Coat inspection combines drone imagery of all roof planes with on-roof climber access. Our inspector physically touches and presses shingles, checks flashing, ridge cap, pipe boots, and valleys — capturing every finding in your 5Coat Evidence Package with timestamped photos.

Bryan personally leads every inspection — supported by a team paid for accuracy, not commissions. If there’s no damage, we’ll tell you.

What is the 5Coat Evidence Package and how does it work?

The 5Coat Evidence Package is our complete documentation system — built on the Prove-It™ promise that every claim we make should be backed by photo evidence you can see for yourself.

Here’s how it works:

– Drone imagery of every roof plane
– On-roof climber inspection with timestamped photos of every damage point
– Verified weather data tied to your property address
– Live project tracking once work begins — a real-time link to view photos and progress without chasing anyone down

For your project, it gives Bryan and the crew a shared communication system from inspection to final walkthrough.

That’s the Prove-It™ standard: every claim, every photo, every time.

Do I need to be home for an inspection?

Not for the exterior inspection — our team can document your roof with drone imagery and climber access without you present. We do recommend being available for the consultation afterward so Bryan can walk through the findings with you directly.

How often should I have my roof inspected?

At minimum: after any significant hail or wind event, and once a year for general assessment. In Oklahoma, where hail is frequent and UV exposure is intense, a yearly inspection is a smart standard — and timing it around your insurance renewal is even smarter, so you know your roof’s condition before your policy renews. If your roof is 10+ years old, a professional assessment is especially important.

What is the No Change Order Guarantee?

The price you sign is the price you pay — period. Our pre-project inspection process collects real data before we write a number, so the estimate reflects actual scope, not a guess. Surprise change orders after the contract is signed don’t happen at 5Coat.

Is Bryan actually on-site during the project?

Yes. Bryan personally oversees every project — not a commission-based sales rep, not a subcontractor crew with no accountability. You have direct access to the owner throughout the entire process.

What warranty does 5Coat provide?

Every 5Coat project includes a 10-year workmanship warranty. Replacement projects with GAF materials also include the GAF Silver Pledge — a 10-year workmanship warranty backed by GAF plus a 50-year non-prorated material warranty on the full roofing system. It’s one of the strongest manufacturer warranties available, and Bryan delivers both before the crew leaves.

Why drone inspections plus climber access?

Drones give us a safer, high-definition overview of your roof without unnecessary foot traffic. But we always climb to touch, feel, and inspect damage up close. The combined approach catches what drones alone might miss.

Can I stay in my home during a roof replacement?

Yes. You should expect significant noise and structural vibrations during installation, but you can remain inside. We use safety zones and debris catch systems to safeguard your landscaping and property.

How does 5Coat protect my property during installation?

Heavy-duty tarps, magnetic nail sweepers, and specialized debris catch systems protect your yard, driveway, and landscaping. We’re committed to leaving every job site clean — no nails or debris left behind.

How do I get a roof estimate without meeting a salesperson?

5Coat’s instant online estimator uses satellite imagery to provide accurate price ranges before we ever meet. It gives you a real range to budget privately. When you’re ready, our team provides a detailed on-site assessment to finalize the plan.

Oklahoma Building Code

What is the "One Layer" rule in Oklahoma building code?

Oklahoma’s 2018 IRC building code is stricter than the general standard. If your roof already has one layer of asphalt shingles, you cannot legally shingle over it. 5Coat always performs a full tear-off down to the solid deck — code-compliant, structurally sound, no shortcuts.

Do I need a permit for roofing in Mustang, OK?

Per the City of Mustang Community Development department, no permit and no city license are required for standard re-roofing or re-decking of single-family homes. This is a local difference from Oklahoma City, where a $94.50 permit is required. 5Coat installs to current Oklahoma building code regardless of permit requirement.
